Insightful Neighborhood Walk

At the invitation of the Neukölln District Office, the DOXS team welcomed a group of interested Berliners for a special neighborhood walk across the site. Using the architectural model, project film, and striking visualizations, visitors were able to experience the vision for the future community development up close. The site was not just explored — its potential could be felt: a first glimpse of how life, connection, and neighborhood spirit will be reimagined here.

„Kante Nkln“ Pop-up

In the summer of 2025, the DOXS site became a stage for culture, community, and music with the “Kante Nkln” project. Nestled between industrial charm and the shipping canal, this vibrant pop-up format brought the area to life with art, music, and neighborhood spirit. Creative interim uses like this have a long tradition at Trockland: before new spaces are created, existing areas are opened up whenever possible and infused with new energy.

Three Major Awards for DOXS NKLN

We are delighted that DOXS NKLN, thanks to its outstanding design by Graft Architects, has already been honored with three prestigious awards. The project was recognized as a MIPIM Award Finalist 2025 in the category “Best New Development,” received the Future Projects Award 2023 from AR Architectural Review in the category “Commercial Mixed Use,” and was also awarded first place at Immobilien des Jahres 2024. These achievements highlight the architectural quality and innovative strength of the project, setting a strong example for forward-looking urban development in Berlin’s Neukölln district.

Neukölln Company Rowing Regatta

For the third consecutive year, the Trockland team competed in the legendary Neukölln company regatta. The race takes place along the shipping canal, right in front of the Estrel Hotel and the SRH University across the canal, with the starting line just outside DOXS NKLN. For the rowers, it’s an exciting event where new record times and medals are achieved every year.

Welcome Habyt

The entire Building C will be operated by Habyt, the world’s leading flexible housing provider. This marks one of Habyt’s most ambitious projects in Germany to date. The development will offer 317 fully furnished flexible units, each featuring a thoughtfully designed bedroom area, a kitchenette, and a private bathroom – providing an integrated living concept that caters to different lifestyles and needs.

Architectural Vision

Graft Architects’ design captures the distinctive character of the site and its canal-side location. Drawing on motifs from the nautical world as well as elements of industrial architecture, the building reflects its context while creating something new. With its network of pathways and inviting public spaces, the development integrates seamlessly into the neighborhood — turning the former industrial area including the historical gantry cranes into a new community quarter.

Building Permit Granted

A major milestone has been reached: we’ve received the official building permit for our project development. We would like to thank the Neukölln district authority for the smooth and professional collaboration throughout the planning process — an important step that paves the way for the next phase.
